NORTH CAROLINA 28025 <br /> <br />August 8, 1984 <br /> <br />Minutes of the Cabarrus <br /> <br />County Planning Board <br /> <br />The Cabarrus County Planning Board met in regular session on August 8, 1984, <br />p.m. in the County Commissioners Room of the Cabarrus County Courthouse. <br /> <br />at 7'15 <br /> <br />Roll Call. <br /> <br />The meeting was called to order by Chairman, F.A. "Jack" Rankin, Jr. <br />at 7-15 p.m. Members present in addition to Mr. Rankin were, Mr. <br />John Cline and Mr. Larry Loving. Attending from the Planning Depart- <br />ment were, Mr. Thomas B. Robinson, Planning Director, a!nd Ms. Phyllis <br />C. Carr, Secretary to the Planning Board. Commissioner Kenneth <br />Payne, liaison to the Planning Board and Mr. Gordon Belo, Attorney <br />for the Planning Board were also present. <br /> <br />New Business <br />Southgate <br />Property, <br />Inc. <br />Rezoning <br />ARR to C-3- <br /> <br />Petition 84-16, was a request by Southgate Property, Inc., to.have <br />their property in township 11, on the southside of Highway 49 in- <br />tersecting with Highway 601 rezoned from ARR. to C-3 in order to permit <br />a mixed use development (i.e. professional offices, retail establish- <br />ments, single-family and mulit-famil:Y)~. Mr. Craver spoke to the <br />Board on behalf of Southgate Pr6!~i~rty, Inc. <br /> <br />After discussio.n, Mr. Loving MOTIONED to approve Petition 84-16, <br />Southgate Property, Inc., seconded by Mr. Cline. The vote was u.nanimous. <br /> <br />Mr. Rankin stated that the Planning Board is an advisory committee <br />and only make recommendations to the COunty Commissioners on rezonings. <br />The County Commissioners will discuss all issues on Thursday, September <br />6, 1984, at 7:00 p.m. and they will make the final deciSions as to <br />rezoning. <br /> <br />RMF-7A <br />District. <br /> <br />Mr. Robinson addressed the Board about the'RMF-7A District stating <br />that the RMF-7A District regulations are intended to allow urban <br />density residential uses, ,indivi~dual parcels developed with one of <br />several residential types within the district and having access to <br />public water and wastewater treatment facilities. He also stated that <br />multiple family development will be regulated according to the number <br />of residential units within the buildings, and single-family attached <br />units will not be required to have a side yard except for the end <br />units of the complexes. <br /> <br />After discussion, Mr. Rankin MOTIONED to amend the Cabarrus County <br />Zoning Ordinance to include the RMF-7A Multi-family Di.strict, <br />seconded b~y~Mr. Cline. The vote was unanimous. <br /> <br /> <br />
