~CABAFIRUS COUN.~.~J <br /> NORTH CA'ROLl NA <br />Planning and Zoning Commission Minutes <br />]Une 15,. 2000 <br />7'00 P.M. <br /> <br />Mr..Ed Hill, Chairperson, called the meeting to order' at 7'10 p.m. Members <br />present in addition to the Chair were Mr. Bill Babb, Ms. Monica Davis, Mr. Clyde <br />Drye, ]'r., Mr~ Carl Hill, Mr' Carleton H°bbs, Mr. Steven Love, Mr. DeWey Moose, <br />Jr., and Mr. Aaron Ritchie. Attending from the Planning Services and <br />Development Services Department 'were Mr. Jonathan B' Marshall, Planning <br />Services Director, Ms. Kelly Sifford, Senior Planner, Mr. Jay Lowe, Zoning <br />Inspector and Ms. Phyllis C.. Carr. Also attending was Mr. Richard Koch, Attorney <br />for the Planning and Zoning Commission. <br /> <br />There being no corrections to the May 18, 2000' Minutes, Mr. Drye MOTIONED, <br />seconded by Mr. Moose to approVe the. minutes as mailed. The vote was <br />unanimous. <br /> <br />Planning Board Functions' <br /> <br />The Chair introduced the first item on the Agenda, Preliminary Subdivision Plat <br />Approval, Petition C00-03(S)' <br /> <br />1. AppliCant:' <br /> Request: <br /> <br />Randy Wiggins <br />Preliminary Subdivision Plat Approval <br /> <br />This was a request to the-Cabarrus County Planning and Zoning Commission <br />from Randy Wiggins to have his subdivision Falcon Crest plat approved <br />preliminary. <br /> <br />iVis. Kelly Sifford, Senior Planner, addressed the Board presen.tincl Falcon Crest <br />Subdivision, Petition C00-03(S) and staff report, stating staff ?inds that the <br />proposed subdivision does not meet all the subdivision regulations at this. time. <br />The recreational space on the proposed plat is insufficient.. It is stronqly <br />encoUraged that the developer creates a stub out to the property that is .west'of <br />the subdivision. She said staff finds that the proposed subdivision does not meet <br />Adequate Public Facilities Ordinance requirements. The development is <br /> <br /> Planning Services Division <br /> <br />P.
