45 <br /> <br />shall not be permitted in any required yard. Except that an <br />accessory residence may be rebuilt in front yard setback where <br />old structure existed. <br /> <br />Those portions of the front, rear, side or corner side yards that <br />are not devoted to the uses, buildings and structures that are <br />permitted within this section shall be left in a naturally wooded <br />state or landscaped in accordance with the regulations as set forth <br />below. <br /> <br />(6) Landscaping and Buffering. <br /> <br />Intent. It is the intent of this section that as much of the <br />tract as possible be left in an undisturbed or enhanced state <br />of vegetation, and that sufficient areas of natural buffer <br />remain so that the proposed use will be visually in harmony <br />with the natural wooded character of the area. Removing or <br />denuding of natural forest vegetation along Interstate <br />Highways or other major arteries and within the State's <br />right-of-way is strongly discouraged. <br /> <br />Buffering requirements. <br />a. A minimum of 100 feet of natural buffer area or its <br /> planted equivalent shall be preserved from the edge of <br /> the base setback of an Interstate or other highway. The <br /> Planning Board shall determine the vegetative composition <br /> of the planted equivalent buffer area. <br />b. A minimum of 50 feet of natural buffer area shall be <br /> preserved along interior side and rear lot lines. <br /> <br />Landscaping. Ail required yards shall either be landscaped or <br />be left in a naturally wooded state. <br /> <br />Screening and fencing. The Board of Commissioners, may <br />require additional screening, fencing or natural buffer area <br />to be provided in all or any part of those tracts where there <br />is outdoor storage, outdoor recreation, accessory building(s), <br />parking, or where any portion of a use or accessory use may be <br />visible from the Interstate or other highway or from adjacent <br />uses. <br /> <br />(7) Ingress and Egress. <br /> <br />(8) <br /> <br />Ail points of ingress and egress shall be paved from the road <br />through the required yard area. <br />a. For lots having more than 500 feet of frontage on a <br /> highway, points of ingress and egress shall be no closer <br /> than 500 linear feet. <br />b. For a lot having less than 500 feet of frontage on a <br /> highway, only one point of ingress or egress onto that <br /> highway shall be allowed. <br />c. Ingress to and egress from a corner lot shall be limited <br /> to the more minor thoroughfare and may be prohibited <br /> within two hundred (200) feet from the intersection of <br /> the Interstate or other highway. Ingress to and egress <br /> from reverse frontage lots shall be limited to the more <br /> minor thoroughfare. <br />d. No restrictions are placed upon the number of points of <br /> ingress and egress between a lot or lots and a private <br /> access or reverse frontage road. If such roads are <br /> dedicated to the public, the number of points of ingress <br /> and egress which are allowed shall be determined by the <br /> governmental agency or body having the authority to <br /> accept the road, and a minimum distance between such <br /> points should be no less than 200 feet whenever possible. <br /> <br />Parkin~ and Loading. <br /> <br />Parking areas of sufficient size to provide parking for patrons, <br />customers, suppliers, visitors and employees shall be provided on <br /> <br /> <br />
