367 And Whereas, at the agreed upon rate of $7.50 per square foot, the annual rent should have been Twenty-Two Thousand Fifty Dollars ($22,050.00) instead of Twenty-One Thousand Dollars ($21,000.00) as stated in said Lease Agreement. And Whereas, the initial one-year lease term has now concluded and the first renewal period has just commenced; And Whereas, Lessor has agreed to forego the annual lease difference of One Thousand Fifty Dollars ($1,050.00) for the initial one year term, pro- vided Lessee agrees to pay the accurate annual rental of Twenty-Two Thousand Fifty Dollars ($22,050.00) for each one-year renewal period; And Whereas, Lessee has agreed to pay said annual rental of Twenty-Two Thousand Fifty Dollars ($22,050.00) for each one-year renewal period; Now, Therefore, for and in consideration of the premises and the mutual covenants herein contained, the parties hereto agree as follows: 1. Rent. That commencing with the first one-year renewal period on April 1, 1988, and for all subsequent one-year renewal periods, Lessee agrees to pay to Lessor as rent the annual sum of Twenty-Two Thousand Fifty Dollars ($22,050.00), payable in monthly installments of one-twelfth (1/12) of the total amount due. 2. Lease A~reement Incorporated by Reference. Except as herein expressly modified, all of the terms and conditions of said Lease Agreement, dated the 10th day of April, 1987, between the parties hereto, shall remain in full force and effect, and the same and herein incorporated by Reference.
