The Study Area: Morehead West <br /> What is the Morehead West Area? , <br /> The area referred to as"Morehead West"is a subarea of <br /> Harrisburg situated between Morehead Road and the western <br /> boundary of Cabarrus County.With more than 1,600 acres,it <br /> generally stretches from US-29 in the north to Back Creek in <br /> the south. While most of the area lies within Harrisburg's <br /> jurisdiction,some parcels are within Cabarrus County's <br /> jurisdiction. <br /> Accessible from NC-49 and US-29,which sit atop ridges,the <br /> Morehead West Area is the western gateway into the town. <br /> Upon entering the town on the west side,visitors are <br /> immediately met by commercial development,which includes <br /> a mixture of race shops,retail establishments,office uses,and <br /> services that benefit from highway accessibility. Some less <br /> visible parts of the area have been developed for industrial kk <br /> uses,including Blue Dot Readi-Mix and Pepsi on the south <br /> side of NC-49. Other development in the area is comprised <br /> of residential homes,institutional uses,professional offices <br /> and small businesses.Though the area appears from vantage <br /> points along the NC-49 to be built out, approximately 74%of <br /> the area remains undeveloped. (Refer to Appendix A for <br /> Existing Land Use and Existing Zoning Maps). L <br /> The undeveloped areas are a combination of open lands and <br /> forests in different stages of succession. Some of the open lands <br /> are evidence of the area's agricultural past. Large swaths of land <br /> were farmed until the 1960s.During the 1970s,some of those <br /> areas began to transition back to forest.
