Encourage a range of land uses in the Morehead West Area that are compatible with existing <br /> development and consistent with the Vision Plan and the Future Land Use Map. <br /> ➢ Area A <br /> • Promote light industrial development. Flex space,warehousing,and precision manufacturing are three <br /> examples of the types of uses that,with infrastructure in place,are suitable for this area. Accommodate <br /> particularly those uses that can benefit from proximity to the Charlotte Motor Speedway and related <br /> businesses(i.e.,aftermarket automotive performance part/product manufacturers and vendors). <br /> • Recognizing the importance of the CMS area as a regional economic engine, <br /> • Accommodate motorsports-related activities and facilities. <br /> • Accommodate family-oriented entertainment uses and private recreation that expands the range of <br /> activities and entertainment for residents and visitors enjoying this important regional destination and <br /> keeps it relevant and competitive. <br /> • Allow hospitality uses(hotels,lodging),restaurants,retail uses and other commercial development that <br /> satisfies the increased demand created by the other uses,events,and activities. <br /> • Discourage residential development north of Mallard Creek. Residential uses are generally incompatible <br /> with motorsports-related activities. Residential uses,if developed in close proximity to the CMS, should be <br /> developed with the intent of creating a functional relationship with or as an accessory use to the <br /> motorsports-related development. For example,condominiums incorporated into a special driver training/ <br /> performance school similar to Spring Mountain Motor Resort and Country Club in Nevada may be <br /> appropriate. <br /> • Encourage a nonresidential edge on the north side of Mallard Creek Greenway that includes office, <br /> restaurant,entertainment,recreation,and other compatible uses. While there is a market for light <br /> industrial uses in the northern portion of the study area,components of such uses(i.e.,loading docks)are <br /> not ideal greenway neighbors.
