5.200- Property Inspection <br /> James M. Owens inspected the property on March 14, 2017. The inspection consisted of <br /> walking and photographing the subject from along the fenced George Liles Parkway frontage. <br /> The market area inspection consisted of driving through the area, discussion with area real estate <br /> brokers,review of tax information,review of historical sales and review of planning documents. <br /> 5.201: Market Area Analysis and Description <br /> The subject is east of Highway 29 fronting George Liles Parkway in southwest Concord. <br /> The neighborhood boundaries are Highway 29 to the south, Coddle Creek to the west,Popular <br /> Tent Road to the north and Rock Hill Church Road to the east. George Liles Parkway, a recently <br /> completed limited access thoroughfare running between Interstate 85 (2.25 miles north of subject) <br /> and Roberta Road to the south, splits the neighborhood. <br /> The area is a mix of single family subdivisions, institutional uses and vacant or agricultural land <br /> with commercial development along Highway 29 and at the George Liles and Popular Tent <br /> intersection. Approximately 50%of the neighborhood is vacant or agricultural land. <br /> Sheffield Manor is a 313 home single family subdivision adjacent and north the subject accessible <br /> from Weddington Road. Developed in the mid to late 1990's the typical home is near 2,500 <br /> square feet currently selling for$225,000 to$275,000. Other nearby subdivisions surround the <br /> Concord Country Club north of the subject in the Foxlair and Asheford Green subdivisions where <br /> homes range from$300,000 to over$500,000. <br /> Between George Liles Parkway and Coddle Creek the majority of land is agricultural. Vacant <br /> residential land values range from near$10,000 to$50,000 per acre dependent upon access and <br /> other physical features. <br /> In the immediate subject area is Weddington Hills Elementary School and Harold E.
