AN ORDINANCE AMENDING THE CABARRUS COUNTY DEVELOPMENT <br /> ORDINANCE <br /> TEXT2017-00002 <br /> BE IT ORDAINED that the Cabarrus Development Ordinance is hereby amended as follows: <br /> AMEND CHAPTER 7, PERFORMANCE BASED STANDARDS, #8-BED AND BREAKFAST AS <br /> FOLLOWS: <br /> Bed and Breakfast <br /> Agricultural/Open, Countryside Residential, Low Density Residential, Medium Density <br /> Residential, High Density Residential/Mixed Use, Office/Limited Commercial districts <br /> a. In the AO, CR and LDR zoning districts, the lot size shall meet or exceed the <br /> conventional subdivision standards. For MDR, LDR and HDR zoning districts, the <br /> minimum lot size shall be at least one acre. <br /> b. Any area to be used , for parking or other <br /> guest amenity areas such as gardens, patios or outdoor guest reception areas shall <br /> be located a minimum of 100 feet from the property line of any residentially zoned or <br /> used property. <br /> c. Must provide at a minimum one parking space per guest bedroom and one parking <br /> space for each twe employee and the owner(s) or manager(s). <br /> d. The facility must provide a level three buffer yard as described in Chapter Nine, <br /> Landscaping & Buffer Requirements on all sides of the parking lot which abut public <br /> rights-of-way. <br /> AMEND CHAPTER 2, RULES OF CONSTRUCTION AND DEFINITIONS AS FOLLOWS: <br /> BED AND BREAKFAST - A business of not more than 12 guest rooms that offers bed and <br /> breakfast accommodations to at least nine but not more than 23 persons per night for a <br /> period of less than one week, and that: <br /> a. Does not serve food or drink to the general public for pay; <br /> b. Serves only the breakfast meal, and that meal is served only to overnight guests of <br /> the business; <br /> C. Includes the price of breakfast in the room rate; and <br /> d. Is the permanent residence of the owner or the manager of the business <br /> A bed and breakfast shall not operate as a reception facility. <br /> BE IT ALSO ORDAINED that the Cabarrus County Development Ordinance is hereby amended as <br /> follows: <br /> RENUMBER AND REVISE the Table of Contents and page numbers in the Cabarrus County <br /> Development Ordinance to correspond to the text changes as needed. <br /> Page 1 of 2 Attachment number 3\n <br /> G-1 Page 127 <br />
