The purpose of the appraisal is to develop an opinion of the market value as is of the fee simple <br /> interest in the property.The client for this assignment is Dan Moseley,and the intended use is for asset valuation purposes. <br /> The appraisal is intended to conform with the Uniform Standards of Professional Appraisal Practice(USPAP), <br /> the Code of Professional Ethics and Standards of Professional Appraisal Practice of the Appraisal Institute,and applicable <br /> state appraisal regulations.The appraisal is also prepared in accordance with the appraisal regulations issued in connection <br /> with the Financial Institutions Reform,Recovery and Enforcement Act(FIRREA). <br /> To report the assignment results,we use the Restricted Appraisal Report option of Standards Rule 2-2(b)of the <br /> current edition of USPAP.As USPAP gives appraisers the flexibility to vary the level of information in a Restricted <br /> Appraisal Report depending on the intended use and intended users of the appraisal,we adhere to our internal standards <br /> for a Restricted Appraisal Report—Standard Format.This Restricted Appraisal Report is limited to and intended for use <br /> only by the identified client.As such,discussions of the data,reasoning and analysis used in the appraisal process may not <br /> be present in the report.Additional information contained in the appraiser's work file may be necessary to properly <br /> understand the appraiser's analysis.The sole intended user of this appraisal is the client identified on the first page of the <br /> appraisal report.No other users are intended by the appraiser.If you are not identified as the client,you are an <br /> unauthorized party and advised not to use this report for any purpose.As an unauthorized party,your interpretation of the <br /> information contained in this report may be incorrect. <br /> The accompanying report contains the information we have compiled in the preparation of your requested <br /> appraisal. <br /> The report assumes that no environmental conditions exist. If,in the future,it is discovered that adverse <br /> environmental conditions exist,I reserve the right to revise the report and valuation conclusion,if necessary.
