CABARRUS COUNTY <br /> 1792 <br /> BOARD OF COMMISSIONERS <br /> REGULAR MEETING <br /> AUGUST 21 , 2017 <br /> 6:30 P.M. <br /> AGENDA CATEGORY: <br /> New Business <br /> SUBJECT: <br /> Planning and Development Department - Proposed Text Amendment to <br /> Chapter 4 TEXT2017-00006 - Public Hearing 6:30 P.M. <br /> BRIEF SUMMARY: <br /> The proposed text amendments to Chapter 4, Overlay Districts and Zones <br /> are attached. The proposed changes are related to development in the <br /> watershed. <br /> The changes allow for additional flexibility for lots located in the <br /> watershed, including existing non-conforming lots. It also clarifies <br /> standards for non-residential development. The proposed changes will <br /> provide improved consistency for impervious coverage reference by using <br /> the zoning district for permitting as the standard. <br /> The proposed changes to the watershed regulations have been reviewed <br /> and approved by the State of North Carolina Division of Energy, Mineral, <br /> and Land Resources Department as administrator of the program. The <br /> proposed changes have also been reviewed and approved by the <br /> County's Contract Engineer because these regulations are tied to overall <br /> site development and stormwater permitting. <br /> Proposed additions are in red. Deletions are in strikethrough text. <br /> The Planning and Zoning Commission voted unanimously (9-0) at the July <br /> 11 , 2017 Planning and Zoning Commission meeting to forward the <br /> proposed amendment to the Board of Commissioners for final <br /> consideration. The Board of Commissioners will need to hold a public <br /> hearing to receive input on the proposed amendment. <br /> G-3 Page 229 <br />
