CABARRUS COUNTY <br /> 1792 <br /> BOARD OF COMMISSIONERS <br /> ir REGULAR MEETING <br /> OCTOBER 16, 2017 <br /> 6:30 P.M. <br /> AGENDA CATEGORY: <br /> New Business <br /> SUBJECT: <br /> Planning and Development - Proposed Text Amendment to Zoning <br /> Ordinance Chapter 4 (TEXT2017-00007) - Public Hearing 6.30 P.M. <br /> BRIEF SUMMARY: <br /> Attached is the proposed changes to Chapter 4, Overlay Districts and <br /> Zones. The proposed changes are related to the buffer requirements for <br /> water bodies. The changes remove language requiring buffers on <br /> intermittent streams and ponds that are not located along perennial <br /> streams. A wetland buffer is maintained in the language, but is a set <br /> distance of 25 feet from the edge of the wetland. <br /> This amendment should provide additional flexibility for non-conforming <br /> lots, and lots that were created prior to the zoning ordinance adoption in <br /> 1982. The proposed additions are in red. The deletions are in <br /> strikethrough text. <br /> The Planning and Zoning Commission voted 7-2 at their September 12, <br /> 2017 meeting to forward the proposed amendment to the Board of <br /> Commissioners for final consideration. <br /> The Board of Commissioners will need to hold a public hearing to receive <br /> public input on the proposed amendment. <br /> REQUESTED ACTION: <br /> Hold a public hearing. <br /> Motion to adopt the proposed Text Amendment to Zoning Ordinance <br /> Chapter 4 (TEXT2017-00007). <br /> G-5 Page 127 <br />
