AN ORDINANCE AMENDING THE CABARRUS COUNTY ZONING ORDINANCE <br />TEXT2016 -00011 <br />BE IT ORDAINED that the Cabarrus Zoning Ordinance CHAPTER 14 is hereby amended as <br />follows: <br />DELETE the following: <br />Nonconforming lots of 10. 000 square feet or more <br />Any lot 10,000 square feet or more in area in a platted residential subdivision will be <br />viewed as a conforming lot even it its zoning district requires more square footage. It <br />need not be combined. Instead, it may be used and developed in accordance with the <br />design standards of the medium density open space subdivision option. <br />Nonconforming lots of less than 10, 000 square feet <br />When lots become undersized as a result of the passage of this Ordinance in zones <br />where the minimum is 10,000 square feet or more and the lot contains less than 10,000 <br />square feet, any lot in common ownership with continuous lot frontage with another <br />undersized lot will be considered a single zoning lot. However, before a zoning <br />compliance permit authorizing their use can be issued, lot area and width requirements <br />for the district in which the lots are located must be satisfied. <br />REPLACE with the following: <br />Existing lots of record in the AO, CR or LDR zoning districts <br />Existing lots of record located in the AO, CR or LDR zoning districts that do not meet the <br />dimensional standards for required lot area or required average lot width as established <br />in Chapter 5, District Development Standards, Section 5 -5, Conventional Subdivision <br />Standards, B. Dimensional Standards or C. Minor Subdivisions, may develop using the <br />standards established for the MDR Open Space District related to setbacks and lot <br />coverage. This adjustment shall be noted on any plot plan submitted for permitting and <br />any zoning permits issued for the subject property. <br />BE IT ALSO ORDAINED that the Cabarrus County Zoning Ordinance is hereby amended as <br />follows: <br />RENUMBER AND REVISE the Table of Contents and page numbers in the Cabarrus County <br />Zoning Ordinance to correspond to the text changes. <br />Adopted this 17 day of October, 20216 by the Cabarrus County Board of <br />Commissioners. <br />Page 1 of 2 <br />G -4 <br />Attachment number 1 \n <br />Page 378 <br />
