This proposal is based on the <br />information developed during our Scope Definition phase with the County, and our recent discussions <br />regarding this project. Based on this information, we make the following proposal: <br />PROJECT DESCRIPTION <br />• The proposed project consists of a parking deck to accommodate approximately 626 cars in 5 levels on a <br />County owned site bounded by Corban Avenue, Spring Street, and Barbrick Avenue. The project will <br />generally be in accordance with "Option 2" (see attached) from the Scope Definition study. <br />• The project will provide space along Barbrick Avenue that will allow future development of retail and /or <br />residential construction; however, design of this retail /residential component is not a part of this project. <br />• In order to allow for the future retail /residential construction, the parking deck elevation along Barbrick <br />Avenue will consist of a fire wall only, with no openings or articulation. <br />ASSUMPTIONS <br />This proposal is based upon the following assumptions: <br />• The form of contract is the modified Standard Form of Agreement Between Owner and Architect (AIA <br />Document B101- 2007), an unedited copy of which is attached. <br />SCOPE of WORK <br />• Project Scope is as defined under Article 3 "Scope of Architect's Basic Services" in the referenced AIA <br />Document B101 -2007, with the following modifications: <br />- Under Article 3.1, services will include Architectural, Civil Engineering and Landscape Design, <br />Structural, Parking Functional Design, Plumbing, Mechanical, and Electrical. <br />EXCLUSIONS <br />• Design for removal of hazardous materials from the site is excluded from this proposal. <br />• Offsite utility improvements and road work are excluded from this proposal and are available as an <br />additional service <br />• Cost of plan review fees or building permit fees are not included. <br />FEE PROPOSAL <br />Based on our understanding of the conditions of the project as outlined above, Morris -Berg Architects <br />proposes to complete the work outlined above for a total lump sum fee of $802,000.00. This fee does not <br />include the cost of printing of bid documents, cost of permit review fees, or the cost of obtaining permits. <br />These would be considered a reimbursable expense and would be billed at a rate of 1.2 times actual cost. <br />We appreciate this opportunity to work with Cabarrus County and look forward to serving you on this project.
