While the strengths and weaknesses are intrinsic <br /> to the properties;the opportunities and threats are external in nature and relate to the marketplace. <br /> Strengths Weaknesses <br /> -Quality construction -Functionally obsolete floor plan <br /> -Location near interstate and hospital -Low demand in market place for large <br /> -High visibility office SF. <br /> -Parking is limited for some users <br /> -Power line to south of property and <br /> shared driveway with neighbor in the rear. <br /> -Sub-par asphalt condition <br /> Opportunities Threats <br /> -Favorable investment market -Weak office marketplace for larger <br /> -Low interest rates spaces in excess of 5,000sf. <br /> -Growing user demand for office,but in <br /> Wsmaller units of 1,000 to 2,000. Investor <br /> would sub-divide. <br /> -I-85 widening will bring additional <br /> economic activity <br /> HMC will consider these and other factors when determining a marketing approach. The <br /> strengths and opportunities offer positive leverage and momentum, and should be <br /> emphasized as much as possible. Equally important is the approach to weaknesses and <br /> threats, for these negative factors could hamper the marketability of the property. HMC <br /> will address these issues head-on to determine how they can be turned around and used <br /> positively. <br /> Marketing Analysis <br /> We believe the market for the Subject Property can be broken down into two submarkets: <br /> User and Investor. These two submarkets have different characteristics, require some <br /> different marketing approaches, and ultimately may drive quite different values.
