EXHIBIT "A" Lying and being in Number Four (4) Township, Cabarrus County, North Carolina, on the west side of South Little Texas Road (SR 2154), said following description being taken from a Topographic Survey prepared by Chuck Poovey, Registered Land Surveyor, of Ronnie Dedmond Surveyor, P.A., dated December 23, 1996, and entitled "Topographical Survey For Lake Park Elementary School" and prepared for Kannapolis City School Board of Education, and being more particularly described as follows: BEGINNING at a p.k. nail in the center of South Little Texas Road, said beginning point being S. 80 -41 -52 E. for a distance of 23.02 feet from a #5 rebar, the northeast corner of Mildred Barrett (DB 438, Pg. 456), and runs thence N. 80 -41 -52 W. for a distance of 311.02 feet to a' /z" pin, a corner of Willie Blackmond (DB 386, Pg. 235); thence continuing with Blackmond's boundary S. 51 -34 -30 W. for a distance of 158.83 feet to an old iron, a corner of Gary Oakley (95- E -18); thence with Oakley's boundary S. 49 -36 -31 W. for a distance of 79.29 feet to an old iron, a corner of Beth Sutton (DB 1344, Pg. 119); thence continuing with the boundary of Beth Sutton S. 51 -24 -28 W. for a distance of 244.61 feet to a #6 rebar, a corner of Beth Sutton (DB 800, Pg. 134), and a new corner with Cabarrus County (DB 1442, Pg. 99); thence a new line N. 74 -18 -00 W. for a distance of 416.17 feet to a new iron, a new corner in the line of Ruby Massey (DB 1623, Pg. 152); thence with the eastern boundary of Massey and Eloise Harris (DB 1490, Pg. 143) N.10 -28 -24 E. for a distance of 300 feet to a #5 rebar (passing an old iron bent at 134.55 feet); thence N. 13 -51 -01 E. for a distance of 816.06 feet to a #5 rebar; thence N. 13 -51 -01 E. for a distance of 2.94 feet to a computed point, a new corner; thence a new line N. 88 -28 -48 E. for a distance of 1010.61 feet to a PA. nail in the center of South Little Texas Road, a new corner; thence with the center of South Little Texas Road S. 10 -16 -55 W. for a distance of 993.16 feet to the point of BEGINNING, and containing 25.361 acres, more or less, SUBJECT TO the right of way as described in Deed Book 1833, Page 333. {00054464.DOC }NC Bar Association Form No. 3 © 1976, Revised © 1977, 2002 Printed by Agreement with the NC Bar Association - 1981 Attachment number 1 F -7 Page 380
