(b) Options to'Repew. LESSEE, at its option, shall be entitled to the <br />privilege of two (2) successive extension(s) of this lease, said extoluszion(s) <br />to be for a }period of one year and on the same terms and conditions <br />required during the initial lease term hereof, except as to rental, provided <br />that there has been no default in the lease and conditioned upon the <br />exercise of and compliance with prior extensions if LESSEE avails itself <br />of the same. Unless LESSEE notified LESSOR in writing prior to 910 days <br />before the termination of the initial term that it does not wish to exercise <br />the option of extending the lease for the next one year interval, then it <br />shall be conclusively presumed that such option is exercised, and the lease <br />shall continue in effect for the additional one year term. <br />3. RENTAL,: <br />In consideration of the leasing of the premises, LESSEE covenants and agr�.es to <br />pay to LESSOR and LESSOR agrees to accept from LESSEE, as rental for said premises, <br />during the period of this lease the following: <br />The sum of Twenty Six Thousand Four Hundred and no /100 Dollars <br />($26,4100.00), payable in Twenty Four (24) cqual, consecutive, monthly installments in <br />the sure of Eleven Hundred and No /100 Dollars ($1100.00) per month, beginning with <br />the 1rt day of December, 2012, and continuing during the existence of the terms of'this <br />lease. <br />Said monthly installments shall be due on the I" day of each month begirming <br />December 1, 2012, <br />4, TAXES AND ASSESSMENTS PAID BY'LESSOR; PERSONAL <br />PROPERTY TAXES PAID I3Y LESSEE: <br />Throughout the lease term, LESSOR shall pay all ad valorem taxes levied against <br />the above described land and improvements. LESSEE shall pay all ad valorem personal <br />property taxes levied against LESSEE on arxount of its operation upon said land of any <br />business. Any assessment for street improvements or other permanent improvements <br />levied against the said land shall be paid by LESSOR. <br />5.
