utilizes the building for the operation of such business, LESSEE shall, <br />during the period of such use, pay the agreed rent that the unrestored <br />damage done to the building and other improvements by such casualty is <br />to the entire value of the building and other improvements. <br />(c) Contents insurance. LESSEE agrees to maintain in force continuously <br />throughout the term of this Lease personal property insurance -.for the <br />contents of the leased premises belonging to LESSEE, at LESSEE''S sole <br />expense. <br />6. HOLDING OVER: <br />Should LESSEE hold over the Ieased premises or any part thereof after the <br />expiration of the term of this lease, i mless otherwise agreed in writing, such holdiAi, over <br />shall constitute and be construed as a tenancy from month to month only, at a monthly <br />rental equal to the rent paid for the last month of the term of this lease plus ten percent <br />(10%) of such amount. <br />7. LATE CHARGES FOR OVERDUE RENT: <br />If LESSOR has not received the full amount of any monthly rent by the end alien <br />(10) calendar days after the date it is due, LESSEE agrees to pay to LESSOR a lats, <br />charge equal to four percent (4%) of the overdue payment.
