any cause or claim arising therefrom. <br />(v) Satisfy and discharge of record, any mortgage, deed of trust or <br />other lien encumbering the Property. <br />(vi) Deliver to Purchaser an affidavit certifying that Seller is not a <br />foreign entity. <br />(vii) Deliver to Purchaser unencumbered possession of the Easement. <br />(B) Purchaser shall: <br />(i) Pay Purchaser's closing costs as herein specified. <br />(ii) Pay the Purchase Price. <br />4.2 Closing costs at Closing shall be paid as hereinafter specified: <br />(A) By Seller: <br />(i) All taxes for years prior to the year of Closing on the Property; <br />(ii) Seller continues to be responsible for all property taxes; <br />(iii) Seller's own attorney's fees; <br />(iv) Payment of any document, transfer or revenue stamps required by <br />law, any assessments due to any governmental authority, and the <br />cost to clear any lien, encumbrance or other title exception on the <br />Property required by Purchaser to be cleared by Seller; <br />(v) Such other Seller costs and fees customarily paid by sellers in <br />Cabarrus County, North Carolina land transactions of this nature. <br />(B) By Purchaser: <br />(i) Purchaser's attorney's fees; <br />(ii) Such other incidental costs and fees customarily paid by <br />purchasers in Cabarrus County, North Carolina land transactions of <br />this nature. <br />3 <br />2013 Base Option <br />Attachment number 1 <br />G -9 Page 201 <br />
