The subject site is 8.4474 acres, or 367,969 square feet. Note that the subject is a <br />portion of a larger 15.8400 acre, or 689,990 square foot parcel which also contains a school. <br />Based on the valuation analysis in the accompanying report, and subject to the definitions, <br />assumptions, and limiting conditions expressed in the report, our opinion of value is as <br />follows: <br />Value Conclusion <br />Appraisal Premise Interest Appraised Dateof Value Value Conclusion <br />Market Value As Is Fee Simple March 22, 2013 $940,000 <br />Please note that the contributing value of the swimming pool and the pool building is <br />approximately $220,000, which is included in the value conclusion above. <br />Extraordinary Assumptions and Hypothetical Conditions <br />The value conclusion is subject to the following extraordinary assumptions that may affect the assignment <br />results. An extraordinary assumption is uncertain information accepted as fact. If the assumption is found to <br />be false as of the effective date of the appraisal, we reserve the right to modify our val ue conclusion. <br />1. Though requested, we were not provided building plans for the subject improvements. We have relied on <br />appraiser measurements to determine the size of the improvements. <br />2. We have relied on a preliminary survey prepard by David Medlin, dated April 29, 2013. We assume the <br />final version of the survey will match the one we were provided. <br />The value conclusion is based on the following hypothetical conditions that may affect the assignment results. <br />A hypothetical condition is a condition contrary to known fact on the effective date of the appraisal but is <br />supposed for the purpose of analysis. <br />1.
