Cabarrus County Zoning Ordinance <br />Chapter 2 -Rules of Construction and Definitions <br />STRUCTURE - Anything constructed or erected which requires location on or in the ground <br />or is attached to something having a location on the ground or anything as defined by the <br />Building Code. <br />STRUCTURE, ACCESSORY - A structure located on the same lot and customarily incidental and <br />subordinate to the principal building. <br />STRUCTURE, PERMANENT - Anything constructed or erected within a required location on <br />the ground or which is attached to something having location on the ground, including a <br />fence or free - standing wall. <br />STRUCTURE, TEMPORARY - A moveable structure not designed for human occupancy. <br />STUB -OUT, STUB - STREET - A portion of a street or cross access drive used as an extension <br />to an abutting property that may be developed in the future. <br />SUBDIVIDE - The act or process of creating a Subdivision. <br />SUBSTANTIAL DAMAGE - Damage of any origin sustained by a structure whereby the cost of <br />restoring the structure to the before damaged- condition would equal or exceed fifty percent <br />(50 %) of the market value of the structure before the damage occurred. <br />SUBSTANTIAL IMPROVEMENT - Any reconstruction, rehabilitation, addition, or other <br />improvement of a structure, the cast of which equals or exceeds fifty percent (50 %) of the <br />market value of the structure before the "start of construction" of the improvement. This <br />term includes structures which have incurred "substantial damage," regardless of the actual <br />repair work performed. The term does not, however, include either: <br />1. Any project for improvement of a structure to correct existing violations of state <br />or local health, sanitary, or safety code specifications which have been identified <br />by the local code enforcement official and which are the minimum necessary to <br />assure safe living conditions; or <br />2. Any alteration of a "historic structure," provided that the alteration will not <br />preclude the structure's continued designation as a "historic structure." <br />SWALE - An elongated depression in the land surface that is at least seasonally wet, is <br />usually heavily vegetated, and is normally without flowing water. Swales direct storm water <br />flows into primary drainage channels and allow some of the storm water to infiltrate into the <br />ground 5 rface. <br />SWIM CLUB, TENNIS CLUB, COUNTRY CLUB - A private club that provides one or more of <br />the following: tennis or swimming facilities, indoor or outdoor exercise facilities, recreation <br />rooms, recreational equipment, tennis or swimming lessons, etc. These types of facilities <br />are restricted to use by members and their guests. Country Clubs may also include golf <br />courses and /or a clubhouse with dining and banquet facilities. <br />TANNING SALON - Establishments that provide tanning beds and /or spray tanning for <br />customers. <br />Chapter 2 Page 26 of 29 <br />Revised 2013 <br />Attachment number 2 <br />G -1 Page 313 <br />
