Cabarrus County Zoning Ordinance <br />Chapter 4- Overlay Districts and Zones <br />A) Site Plan- An approved site plan as described in Part I, Chapter 12, if <br />required <br />B) Dumpster Areas- <br />• sited behind the rear wall of the building; <br />• enclosed with an opaque fence or wall that is at least 6 <br />feet high; <br />• be located at least 100 feet from adjacent property <br />lines. <br />C) Location- Uses shall only be permitted on thoroughfare"-. <br />D) Landscaping- Uses shall meet all applicable landscaping standards in <br />Chapter 9 of the Zoning Ordinance. When occupying an existing structure, <br />landscaping shall be upgraded to meet these <br />E) Size of Property- The minimum property size's hall be 2 acres. <br />F) Parking- Parking shall be place to the side and r f the structure only <br />(parking shall not be placed between the structure ,,a an adjacent street). <br />Parking areas shall be screened from view of adja t residential properties <br />using a level 3 buffer yard. <br />• Permanent parking areas used more than once per week shall <br />be paved and meet all requirements of Chapter 10. <br />• Parking used no more than once per week may meet the event <br />parking standards of Chapter 10. <br />G) Architectural Compatibility Due to the location of uses in residential areas <br />each project shall take into consideration architectural compatibility with the <br />surrounding area. Any side of a building with metal siding shall be screened <br />from view of adjacent properties and street right -of -ways. <br />In regards to architectural compatibility the Board of Adjustment shall consider <br />building height, bulk, articulation, fenestration, and exterior building materials to <br />ensure that the proposed use would not detract from the surrounding land uses or <br />character of the neighborhood. <br />Chapter 4 Page 13 of 34 <br />G -1 <br />Revised achment number 3 <br />Page 329 <br />
