Cabarrus County Zoning Ordinance <br />Chapter 8- Conditional Uses <br />e. Alternate transportation routes and connectivity shall be incorporated into the site, <br />including sidewalks to adjacent neighborhoods and multi -use paths for bicyclists or <br />walkers. <br />f. Locations of temporary trailers or potential expansions shall be incorporated into the <br />master plan for the school and shall be shown on the site plan. <br />See Cabarrus County School Site Design Guidelines for additional information. <br />In the event the facility abuts residential property, Level Two buffering must be <br />implemented. See Chapter 9, Landscaping and Buffer Requirements. <br />12. Extraction of Earth Products <br />General Industrial district <br />a. Extent of area to be excavated or mined <br />b. Locations, width and elevation of all easements and rights of -way within or adjacent <br />to the extraction site. <br />c. Location of all existing or proposed structures on site. <br />d. Location of all areas on the site subject to flood hazard or inundation as shown on <br />flood maps or soils map. <br />e. Location of all water courses on the site, including direction of flow and normal <br />fluctuation of flow. <br />f. Existing topography at a contour interval of two (2) feet based on mean sea level <br />datum. <br />g. Proposed handling and storage areas for overburden, by- products and excavated <br />materials. <br />h. Proposed fencing, screening and gates, parking, service and other areas. <br />i. Any areas proposed for ponding. <br />j. Access roads to the site, as well as on -site roads, with indication of surface <br />treatment to limit dust. Sight distances on all roads used for access to the site. <br />k. An Operations Plan including: <br />o The date operations begin and their expected duration <br />• Proposed hours and days of operations <br />• Estimated type and volume of extraction <br />• Description of method of operation, including the disposition of topsoil, <br />overburden and by- products <br />• Description of equipment to be used in the extraction process <br />• Any phasing of the operation and the relationship among the various phases <br />A Rehabilitation Plan which shall include: <br />• Accomplishment and planned future use of the rehabilitated land <br />• A map showing the final topography, after rehabilitation, to the same scale <br />as the site plan. It shall also depict any water areas and methods for <br />preventing stagnation and pollution, landscaping and ground cover proposed <br />to be installed and the amount and type of back fill, if any, to be employed <br />• A phasing and timing plan, related to the phasing and timing portion of the <br />Operations Plan, showing the progression of the rehabilitation and the date <br />to be completed <br />• The method of disposing of all equipment, structures, dikes and spoil piles <br />associated with the operations <br />• The name, address and signature of land owners and applicants <br />Chapter 8 Page 7 of 33 <br />Revised August, 2013 <br />Attachment number 4 <br />G -1 Page 357 <br />
