Cabarrus County Zoning Ordinance <br />Chapter 12- Administration and Enforcement <br />11. Title block containing: <br />a. site plan name, <br />b. name and address of architect, land planner, engineer or surveyor, <br />and <br />c. scale, date and north arrow. <br />For property to be developed in sections or phases, detailed site plans containing the <br />above information may not need to be submitted for the entire property. However, <br />conceptual or schematic plans shall be submitted in order to show the relationship of <br />the section under review to the entire project. <br />Section 12 -10 Minor site development plans <br />Site improvements or building additions to existing developments may submit the <br />following in lieu of a major site development plan: <br />1. If the site has a previously reviewed and approved site plan, the changes <br />or additions to that plan may be submitted with the Title block g properly <br />amended. <br />2. If no previously reviewed and approved site plan exists, a site plan as <br />eles as a described in Section 12 -9 must be submitted. <br />Section 12 -11 General standards for site development <br />All development, other than single - ,family twe fafflily and agriculture, shall conform <br />to the following standards: \1an A. Land ownership. Aiwithin multi -unit developments shall be in single, <br />or joint ownership, or whatever form the petitioner shall have the right to <br />acquire ownership under a valid option, and this information shall be included <br />in the submission. Satisfactory arrangements shall be made for the <br />ownership of land in common space. <br />B. Pedestrian ways. Sidewalks or pathway systems shall be provided from <br />parking areas to the main building entrance. Surface materials, width, and <br />alignment shall be shown. <br />C. Land coverage. Land covered by impermeable surfaces shall not exceed the <br />required percentage of the total site area. (See Chapter Five for impermeable <br />surface maximums) <br />D. Storage. in single fangily attaehed units, there shall be an enelesed sterage <br />area having a n9ean height ef seven (7) feet and a n9iningHng ef twenty feti <br />(24) sEltiaFe feet. <br />All provisions of this Zoning Ordinance which apply to the site under review or the <br />development of it shall be included with the site plan.
