when caused by delivery trucks delivering merchandise to be used by LESSEE, nor for <br />glass breakage or for door or window repair, upkeep or replacement, nor for interior <br />ceiling, lighting or interior wall repair, upkeep or maintenance. LESSOR shall be <br />responsible for maintenance, repair and replacement <br />of heating, air conditioning, plumbing or electrical systems. <br />LESSEE shall make no non - structural alterations of the demised premises without <br />the prior written consent of LESSOR. Where such consent is given, said non - structural <br />alterations are to be made in a workmanlike manner without damage to the demised <br />premises. In no event shall any structural alterations be made by LESSEE without the <br />prior written consent of LESSOR. <br />LESSEE may erect on the premises such signage as is permitted by applicable <br />law, and may remove the same at the expiration of this lease, subject to paragraph 9, <br />herein. LESSEE may use the sign pole currently erected on the premises. <br />LESSEE shall promptly pay all contractors and materialmen hired by LESSEE to <br />furnish any labor or materials. Should any lien be filed, LESSEE shall bond against or <br />discharge same within ten (10) days after written request by LESSOR. <br />All permanent alterations or improvements made to the demised premises by <br />LESSEE shall become the property of the LESSOR upon the termination of this lease. <br />11. REMOVAL OF FURNITURE EQUIPMENT AND PERSONAL <br />PROPERTY: <br />All furnishings, equipment, and personal property installed in the demised <br />premises by LESSEE may be removed at any time during or at the expiration or <br />termination of this lease, provided that, after removal, the premises are restored to the <br />condition at least as good as before the installation of the same. <br />12. ASSIGNMENT AND SUBLETTING: <br />LESSEE shall not assign the premises in whole or in part without the prior <br />written consent of the LESSOR, and shall thereafter continue to remain responsible <br />primarily for payment of rental as required by this lease. <br />13. DEFAULT: <br />In case of default by the LESSEE in any of the covenants on its part herein <br />contained, LESSOR may enforce performance of this lease in any manner provided by <br />S <br />Attachment number 2 <br />G -2 Page 378 <br />
