�k <br />LUCAS BULDING & DEVELOPMENT <br />Dear Commissioners, <br />Our investors want to develop this Afton apartment tract behind the Super <br />Target because with any shopping center of this magnitude there is a real need to <br />have multifamily apartments located in very close proximity. The apartments <br />will only contribute to the success of the shopping center and contribute more <br />jobs and tax base for the city and county. <br />We feel that these 414 units can be built and leased in a 2 year duration <br />very easily with 216 units in 2012 and 198 units in 2013. Our investors are look- <br />ing in several different counties at this time for apartment sites and their ultimate <br />hope is that you would grant us the right to build these units as quickly as the <br />market will absorb them. <br />Financially it's impossible to build anything less than 200 units per year <br />on this site because paying interest on dirt just sitting there is something the <br />banks are not willing to do.
