SITE SELECTION GUIDELINES <br />W <br />AVAILABLE LAND <br />Cost and availability of suitable land for schools in the County should be factored in to <br />any site selection decision. Making sure the parcel is of adequate size and configuration <br />for the intended facility is important as well. All available land, including redevelopment a 11 <br />and greenfield sites, should be studied to determine the best fit for both the facility and <br />community. <br />1. Site Size <br />a. Elementary School -25 acres* <br />b. Middle School -40 acres* <br />c. High School -70 acres* <br />When considering an urban site, size minimums may not apply. Schools in an urban <br />environment can make use of a multiple floor design minimizing their footprint on the land. <br />*Minimum usable acres <br />2. Site Configuration <br />a. Utilize sites that can accommodate a standard school design and adapted to the site <br />with minimal changes to the building plans. Standard architectural designs can save <br />significant funds allocated to a new school facility. <br />b. The use of multiple floor schools could potentially reduce the amount of land area <br />needed for a facility and should be considered. <br />3. Redevelopment and In -fill Opportunities <br />a. Study the feasibility of utilizing an existing school facility. Determine if rehabilitation, <br />renovation, and /or demolishing and rebuilding an existing school building is the most <br />economically feasible option. <br />b. Consider the remediation of an existing or former brownfeld site. <br />L Consider federal, state and local available funding mechanisms to remediate the site <br />to an acceptable condition for a school facility. <br />c. Consider the re -use or redevelopment of an existing grayfeld site. (Grayfeld: site that <br />has been previously developed, but is currently un- or under- utilized) <br />d. Consider adaptive re -use of a building that is suitable for a school use. <br />e. Consider utilizing an "in -fill" site to create a school facilitywithin an established community <br />or neighborhood. This option works best for an elementary or middle school in an urban <br />or suburban style development. <br />4. Greenfield Opportunities <br />a. Consider a greenfield site within new development, and /or a component of a mixed - <br />use development. <br />b.
