Cabarrus County Zoning Ordinance <br />Chapter 2 -Rules of Construction and Definitions <br />LOT DEPTH (LENGTH) - The length (or depth) of a lot shall be: <br />1. If the front and rear lines are parallel, the shortest distance between such lines. <br />2. If the front and rear lines are not parallel, the shortest distance between the <br />midpoint of the front lot line and the midpoint of the rear lot line. <br />3. If the lot is triangular, the shortest distance between the front lot line and the line <br />parallel to the front lot line, not less than ten feet long lying wholly within the lot. <br />LOT, DOUBLE FRONTAGE- A lot having frontage on two streets. <br />LOT, FLAG - A lot having no frontage or access to a street, right -of -way or pl (�xc t�by a <br />narrow strip of land. <br />LOT FRONTAGE - The distance for which a lot abuts a street. <br />LOT LINE - Any boundary or h- -clary line which provides the r►nfinAd limits r <br />parcel or tract. <br />LOT WIDTH, AVERAGE- Measurement of average lot width shall be on an individual basis, <br />not over several lots. For a regularly shaped lot (basically rectangular), two measurements <br />shall be taken; at the front lot line (street frontage) and the rear lot line. The arithmetic <br />mean lot size shall be used to determine average lot Width. When a lot has multiple street <br />frontages, the required lot width shall be measured along the narrowest street lot line <br />(street frontage). <br />Irregularly shaped lots shall be measured three times, with the arithmetic mean taken from <br />those measurements. Measurement points will be determined on a case by case basis, but <br />shall be roughly at the front, rear, and middle points of the lot. <br />MACHINE SHOP- Establishmentz.. , I, _ .nvolved with a form of subtractive manufacturing <br />in which a collection of material - woeking processes utilizing power- driven tools such as <br />lathes, milling machines, and drill presses, are used with a sharp cutting tool to physically <br />remove material to achieve a desired geometry. <br />MAINTENANCE - The 'replacintg or repairing of a minor part or parts of a building or structure <br />which have degraded by ordinary wear or tear or by the weather. <br />MAJOR SUBDIVT!3�10N,. All land subdivisions that are not exempted by state statute or <br />previously destr[bed` under the minor subdivision procedures shall be processed as a major <br />subdivision. <br />MANUFACTURED HOME - A dwelling unit that: (i) is not constructed in accordance <br />with the standards of the North Carolina Residential Building Code for One- and <br />Twolfamily Dwellings; (ii) is composed of one or more components, each of which <br />was Nbstantially assembled in a manufacturing plant and designed to be <br />transported to the home site on its own chassis; and (iii) exceeds forty feet in <br />length and eight feet in width. Manufactured homes consist of only a single section <br />or multi section.
