Cabarrus County Zoning Ordinance <br />Chapter 3- Establishment of Zoning Districts <br />Restaurant with Drive -Thru Facility <br />Wireless Telecommunications Services <br />OFFICE/ INSTITUTIONAL DISTRICT: <br />OFFICE/ INSTITUTIONAL <br />This district is intended to accommodate relatively low intensity office and institutional uses <br />at intensities complementary to residential land use. WheFe appFepFiate, This district ea19 <br />serves as a transitional district between residential land uses and higher intensity non- <br />residential land uses. <br />RATIONALE <br />This district is used to provide for low intensity office and institutional uses that can be <br />complementary to adjacent residential land use. This district features employment options <br />and essential services which require a moderate number of average daily trips. These uses <br />will have a minimum impact on the surrounding area because these trips will generally <br />occur during regular business hours, thus, not competing with residential traffic at peak <br />hours or on weekends. This district should be located adjacent to residential yes districts <br />or in areas where its use would serve as a transition between residential land uses and <br />higher intensity non - residential land uses. Higher intensity non - residential land uses may <br />include commercial zeiges districts, light industrial or mixed use zene districts.
