Cabarrus County Zoning Ordinance <br />Chapter 3- Establishment of Zoning Districts <br />• Gateway treatments may be incorporated at appropriate locations along an open <br />space network. <br />Transportation elements <br />• Park - and -ride lots may be incorporated w 44 along planned public transportation <br />routes plaigiged faeolities. <br />• Bicycle lanes should be included along at least fifty percent (50 %) of the linear <br />frontage of all plaigiged collector streets. <br />• Bicycle parking facilities should be provided for all uses except single family detached <br />and semi - attached residences. <br />• A customized entrance may be provided at the entry street intersecting a <br />thoroughfare or collector which features a waterfall, sculpture, monument signage, <br />special landscaping, specialty pavement, enhanced fence wall details, boulevard <br />median or other similar treatment. <br />Landscaping and Buffering elements <br />• Higher density or intensity developments abutting lower density or intensity areas <br />may utilize transitional stepping of intensities of uses or lot dimensions rather than <br />strict buffering provided that these features substantially mitigate any negative <br />impacts consistent with the intent of this ordinance. These elements will be defined <br />on the initial preliminary site plan and will become binding once approved. <br />• Landscaping within the PUD district and along its boundary shall be defined on the <br />initial preliminary site plan and will become binding once approved. Street trees, <br />landscaped berms, and planted medians aFe should be included in the design where <br />applicable. <br />• StFengly eneeHFaged. Existing trees sheHld shall be retained wherever possible, <br />especially around the perimeter of the development, as buffering materials and along <br />creeks and streams. <br />• Where streams are located on the proposed project site, stream buffers as described <br />in Chapter 4, Waterbody Overlay and Stream Buffer Limitations, as described in <br />Chapter 5 -8, B shall be incorporated into the overall project design. <br />Parking <br />• Landscaping, half walls, fencing, or other methods should be utilized to screen <br />parking areas from view. Islands and planting areas should be incorporated to <br />increase safety, create shade and improve aesthetics. <br />Other design considerations <br />• Homeowner or property owners associations sheHld shall be required to maintain all <br />roadway and right -of -way landscaping and pedestrian and bicycle, or other <br />recreational paths to <br />the standards of this Ordinance. <br />• Areas designated for light industrial or office land use should be designed to create a <br />campus -style environment. <br />Chapter 3 Page 35 of 37 <br />Attachment number 3 <br />G -1 Page 193 <br />
