30' Wide Public Sewer Easement (0.681 Acres): <br />Lying and being in Number 2 Township, Cabarrus County, North Carolina, being a portion of the <br />property conveyed to Cabarrus County (DB. 8757, PG. 318, aforementioned registry), and being <br />more particularly described as follows: <br />To get to the TRUE POINT OF BEGINNING, begin at a 1" pipe located at the common corner of <br />Jack and Maureen Persad (DB. 1091, PG. 101, MB. 25, PG. 48, aforementioned registry), <br />Cabarrus Country Club, Inc. (DB. 8089, PG. 147, aforementioned registry) and Cabarrus <br />County (DB. 8757, PG. 318, aforementioned registry) and continue with the common line of <br />Cabarrus Country Club, Inc. and Cabarrus County S 55 0 01'30" E 52.96' (1-41) TO THE TRUE <br />POINT OF BEGINNING: <br />Thence from the TRUE POINT OF BEGINNING, continuing with the common line of Cabarrus <br />Country Club, Inc. and Cabarrus County S 55 0 01'30" E 30.00' (1-42) to a computed point; thence <br />leaving the line of Cabarrus Country Club, Inc. and following the easterly line of a new 30' wide <br />public sanitary sewer easement across the lands of Cabarrus County (DB. 8757, PG. 318, <br />aforementioned registry), the following four (4) courses and distances: <br />1. S 68 0 00'46" W <br />46.01' (1-44) to a computed point; thence leaving the line of Phillip Morris USA, Inc. and <br />following the westerly line of a new 30' wide public sanitary sewer easement across the lands of <br />Cabarrus County (DB. 8757, PG. 318, aforementioned registry), the following six (6) courses <br />and distances: <br />1. N 27 0 19'07" E 209.83' to a computed point; <br />2. N 18 0 30'20" E 71.55' to a computed point (1-45); <br />3. N 18 0 30'20" E 295.54' to a computed point; <br />4. N 18 0 30'20" E 200.09' to a computed point; <br />5. N 61 0 57'01" E 173.22' to a computed point; <br />6. N 35 0 56'12" E 59.19' (1-47) to THE TRUE POINT OF BEGINNING containing <br />0.681 acres as shown on the survey map by CESI Land Development Services <br />dated May 27, 2010, last revised March 09, 2012 and is hereby attached as <br />"Exhibit B (Maps 4 of 6 and 6 of 6)" for further reference. <br />The property described herein is subject to all rights -of -way, easements and restrictions <br />of record. <br />The Grantor, by the execution of this instrument, acknowledges that the plans for the <br />above referenced project as it affects its remaining property have been fully explained to its <br />authorized representative, and does hereby release the Grantee, its successors, and assigns <br />from any and all claims for damages resulting from the construction of said project or from the <br />Attachment number 2 <br />F -4 Page 76 <br />
