Duke <br />+I Energy, <br />1 Executive Summary <br />The Duke Energy SmartBuilding Advantage program provides a process to assist <br />owners in achieving energy efficiency. This study is the result of the first stage of the <br />process, providing a view of system conditions, benchmarking of energy performance <br />against similar buildings, and a list of recommendations for improving efficiency. The <br />next stage of the process is an in -depth engineering and re- commissioning study <br />which will include more detailed inspection, data logging and analysis providing <br />detailed energy saving estimates, budgets and evaluation of potential Duke Energy <br />Smart $aver incentives. <br />The proposed revisions to RCCC South Campus's systems span a spectrum of <br />mechanical, electrical and controls changes to the following systems: <br />Whole campus - Enerav Conservation Measures (ECMs): <br />• Chiller Plant Upgrades - <br />o Automate plant <br />• Retrofit cooling tower fan with VFDs <br />• Add programming sequence for condenser water optimization <br />• Evaluate conversion to variable primary pumping <br />• Exterior site lighting upgrades <br />• Interior lighting retrofits to low -watt lamps and daylight control <br />• Implement occupancy control through BAS - including setback <br />schedules, optimal start, and demand controlled ventilation <br />• Training for building operations team <br />Building 1000 - Energy Conservation Measures (ECMs): <br />• Retrofit AHU fans with VFDs <br />• Upgrade HVAC controls from pneumatic to DDC; <br />Building 2000 - Energy Conservation Measures (ECMs): <br />• Add a separate VFD for the return fan <br />• Controls re- commissioning <br />Buildina 3000 - Enerav Conservation Measures (ECMs): <br />• Verify building ventilation levels and pressurization control <br />• Utilize existing CO2 sensors for demand controlled ventilation <br />• Modify control for tertiary chilled water pump <br />The proposed revisions for the campus buildings are estimated to yield an annual <br />energy savings of around $34,000 at an estimated cost of $153,000 (before <br />incentives). Proposed revisions for the RCCC South Campus as shown below in Table <br />1 are yet to be confirmed. Our initial assessment reflects a simple payback of 3.5 <br />years (after incentives). <br />The next stage is further program analysis including development of a detailed <br />energy model and more accurate cost estimates.
