I Fne 'gy,
4 Observations
4.1 General
The majority of the equipment in place at RCCC South is in relatively good condition.
This initial audit covered a sampling of the systems in the building and is intended tc
provide an indication of available opportunities to improve the buildings' energy
efficiency. It is not intended as a complete study or survey of all building systems.
4.2 Building HVAC
4.2.1 Building 1000
Building 1000 was originally constructed in 1989 but underwent cosmetic
renovations in 2008 when some classrooms were converted to offices. Building
automation controls are largely pneumatic with limited DDC. There is one large AHU1
for this building. The supply and return fans have inlet guide vanes (IGV); no VFDs
or DDC controls are present on this unit. Thy c watP
domestic hot water. There is a 3 -way
is leaking and needs to be ar
repaired or replaced
The boiler is original to the
building and is operating in the
60% - 80% efficiency range.
Hot water is used primarily for
reheat. Hot water temperature
is not currently reset based on
OA temperature. The boiler is
supposed to be locked out so
that it will not run above 60
degree OA temperature but it is
not clear if this is working
properly.
Classrooms are provided with
VAV boxes, which were not
observed.
AHU1 readings were as follows:
• 58 °F CHWS
• 60 °F CHWR
Rev A 2012 -05 -15
11
Figure 13: AHU in Building 1000
Page 18
Final Draft
G -2
Page 342
