I Fne 'gy,
Building 3000 has a complete DDC control system including extensive use of CO2
sensing. Observation of the system did not show any values from the CO2 sensors
and it is not clear how these are intended to be utilized.
4.3 Chiller Plant
4.3.1 Chillers
The chiller plant is located in Building 1000 and is comprised of two chillers as
follows:
• CH1: Carrier, 150 Ton Capacity (original to building 1000)
• CH2: York, 250 Ton Capacity (added when building 2000 was constructed)
The building operators indicated that CH1 has a maximum amperage rating of 150
amps and in the summer this unit will approach 145 amps. The operators have had
problems with the new chiller especially at start -up and shut -down of its operations.
Unfortunately the York Chiller is likely the most efficient machine in the plant and
should be used for base loading whenever possible.
4.3.2 Chilled Water and Condenser
Water Pumps
Each chiller has a primary chilled water anc
condenser water pump. In addition there a
constant volume secondary chilled water pt
circulate water to the three buildings. Whei
observed the building both of these pumps
running. Generally the secondary pumps at
designed to be redundant and we advised t
the second pump and seeing if the building
enough capacity with just one pump runnir
4.3.3 Coo ling Tower
Two Evapco single -cell cooling towers serve the
chiller plant. The cooling tower fan motors are
constant speed. The condenser water pumps are also constant flow
4.4 Controls
4.4.1 HVAC Controls
RCCC South Campus has a Johnson Controls Metasys system, which does not appear
to be operating in an optimal fashion. Campus staff indicated they need training on
this system to more effectively implement and sustain energy saving strategies.
The campus systems run 24x7 except for holidays. Several of the HVAC set points
had been zeroed out on the BAS.
Rev A 2012 -05 -15
Page 20
Final Draft
G -2 Page 344
Figure 16: Building 1000 CHW pumps
