♦ Chapter Seven Performance Based Standards (PBS) <br />• sited to the rear of the building, <br />• within the setbacks required of the building's underlying zone, and, <br />-made unnoticeable from both residential adjacent properties and public <br />rights -of -way through installation of either fencing or vegetative screening. <br />14. Duplex <br />Zones permitting based on standards: <br />* Office /limited commercial. <br />STANDARDS: <br />a) Minimum lot size. The minimum lot size must be increased when locating a <br />duplex to 150% of the minim lot size of each of the four zones. <br />b) Maximum Density The maximum allowed density for duplexes in the <br />Office /Limited Commercial zoning district shall be six (6) dwelling units per acre. <br />c) Must meet the Adequate Public Facility Standards within Chapter 4, Section 17 <br />of the Cabarrus County Subdivision Ordinance. <br />15. Gas station <br />Zones permitting based on standards: <br />*Agricultural/ open, countryside residential, low density residential. <br />STANDARDS: <br />Gas stations .must' comply with the same standards as convenience stores with <br />petroleum sales. See number 12 above. <br />16. Home occupation <br />Zones permitting based on standards: <br />*Agricultural/ open, countryside residential, low- density residential, medium <br />density residential, high density residential mixed use, office/ institutional, <br />office, limited commercial. <br />STANDARDS: <br />a) List of Home Occupations: The following lists those occupations, which <br />may be conducted at home.
