Watts, Senior Planner, AICP <br />Intent of Zoning Districts <br />Existing- Office/Institutional: This district is intended to accommodate relatively low <br />intensity office and institutional uses at intensities complementary to <br />residential land use. Where appropriate, this district can serve as a transition <br />between residential land use and higher intensity nonresidential land use. <br />Single family detached residential is not a permitted use in the <br />Office/Institutional district. <br />Proposed- Office/Limited Commercial• This district is intended to accommodate <br />relatively small scale commercial and office development at intensity <br />complementary to residential land use. This district is used to provide both <br />convenience oriented goods and services and for the permanent protection of <br />adjacent or intermixed residential areas by permitting only a limited range of <br />commercial activities. The district should be located near municipal boundary <br />lines or areas of commercial growth and may border general commercial <br />zones, light industrial, or high density residential mixed use zones. It <br />should be noted that the City of Concord owns the entire existing retail water and sewer <br />infrastructure in this area, even though the existing site is within the Town of Midland Utility <br />Service Area.
