Bid Proposal for Old Bethel School Property <br />Bidder: Mike Wallace <br />3429 Trinity Church Rd. <br />Concord,NC 28027 <br />Bid Amount $ 1,000.00 <br />Phase 1 = With in two weeks of purchase and title transfer a clean up program will be put <br />in place on property that will include interior and exterior debris removal. That work will <br />start two weeks later. <br />Phase 2 = Shortly after the clean up effort is complete then the securing of the property <br />and building's will start. We will start by installing gate's on the driveway's and posting <br />No Trespassing — Private Property Sign's. We will also be securing all access to the <br />building's to stop the vandalism that has occurred in the past. <br />Phase 3 = Building and property will be cleaned up as good as possible including grass <br />and tree maintenance to create a good curb appeal. <br />Phase 4 = Will consist of a market analysis of the area for evaluation of what is the best <br />usage of the property. Because of this trying commercial real estate market it is very <br />complex just to put a "This is what we are going to do with the property statement out" <br />The purpose of the purchase of this property is to turn it into a asset for the community. <br />AREA'S OF CONCERN: When we viewed the property I had two environmental waste <br />companies accompany me on the tour for Asbestos and Lead Paint removal. As they <br />informed, if we are just cleaning up the property as long as there is no demolition done <br />then there are no concern's for environmental issue's. <br />PROPERTY TAXES: I am requesting that with the purchase of this property is that the <br />Real Estate taxes on the property will maintain the purchase value of $1,000.00 till 2017 <br />and will not increase more than 10% yearly till 2022.
