The system will use 208 feet of depth to calculate the number of acres of <br />frontage. <br />DE /FA: The size factor is assigned by the computer from the size chart in this chapter. Enter 1.00. <br />L /M: Enter Land Model 04, 06 or 08. <br />CO /FA: The condition factor will be calculated by adding the factors present in the following field. <br />Enter 1.00. <br />R : The road frontage field may be + or -. This field is entered by the computer based on the <br />road frontage chart in this chapter. <br />AC: The access factor is entered by the computer based on the road type factors in this chapter. <br />LC: The location factor may be + or -. This is assigned by the appraiser through market analysis. <br />TO: The topo factor may be + or -. This is assigned by the appraiser through market analysis. <br />OT: The other factor may be + or -. This factor is used for all factors not previously described <br />such as shape, right of ways, etc. This factor is assigned by the appraiser through market <br />analysis. <br />RT: The road type is used to describe the paving and utilities of the road as described in this <br />chapter. <br />UNIT PRICE: The base price used for acreage in the neighborhood is entered in this field. <br />NO.
