acknowledges that its decision to locate the Project at the Site resulted from the County's offer of <br />local incentives and other assistance described in this Agreement. <br />NOW, THEREFORE, in consideration of the mutual covenants and agreements set forth <br />herein, the parties hereby agree as follows. <br />I. County Incentives Generally <br />The County will provide two types of incentives (collectively. the "County Incentives") <br />provided that the provisions of this Agreement are met. The .County will provide a cash <br />grant for land purchase and development as described below in Section II. County <br />Economic Development Incentives Related to Location.. of Facility; Land, Development <br />and Infrastructure. The County will provide Economic Development Incentive Grants <br />("EDI Grants") as defined and described below:-in' Section III. County Economic <br />Development Incentives. <br />II. County Economic Development Incentives Related to Location of Facility; Land, <br />Development and Infrastructure <br />A. Land Purchase and Development. <br />The Company agrees to locate the Facility on tracts of land to be purchased by <br />Company consisting of approximately 20:66 acres located along Business <br />Boulevard in the International` Business Park in the City of Concord, North <br />Carolina (such property being referred to as the "Site"). The Site is denoted on <br />the map attached hereto as Exhibit A <br />B. Site Pre aip~ation <br />(1) The County and the Company agree that the timely completion of the Site <br />preparation work is critical to the success of the Project (including <br />engineering, design work, and construction plans to be approved by the <br />City of Concord Planning and Zoning Commission). The Company <br />assumes responsibility for the execution and completion of all work <br />necessary to prepare the Site for the construction of the buildings shown <br />on the City-approved Site plan. <br />(2) Company acknowledges that the County has no duty to provide roadway <br />improvements or traffic signs that may be or have been required by the <br />North Carolina Department of Transportation. <br />(3) If the Company does not subsequently take ownership of the Site for any <br />reason other than the nonperformance by the County of its covenants <br />under this Agreement, the Company will reimburse the County all monies <br />G-2 Pag~age°0156 <br />
