7970 0268 in fee simple, all that certain lot or parcel of land situated in No. 1 Township, Cabarrus County, North Carolina and more particularly described as follows: The property conveyed hereby is more particularly described on Exhibit A attached hereto and incorporated herein by reference. The property hereinabove described was acquired by Grantor by instrument recorded in Book 2803 at Page 1 and Book 3744, Page 19 Cabarrus County Public Registry. A map showing the above described property is recorded in Map Book 42 at Page 79; Map Book 48 at Page 68; Map Book 50 at Page 31; Map Book 47 at Page 73 and Map Book 39 at Page 22 aforesaid Registry. TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee in fee simple. And the Grantor covenants with the Grantee, that Grantor has done nothing to impair such title as Grantor received, and Grantor will warrant and defend the title against the lawful claims of all persons claiming by, under or through Grantor, except for the exceptions hereinafter stated. Title to the property hereinabove described is subject to the following exceptions: 1. The terms, provisions, covenants, conditions, easements, restrictions and reservations set forth in that certain Declaration of Covenants, Conditions and Restrictions for Canterfield Estates recorded in Book 3368 at Page 150 in the Cabarrus County Public Registry, as may have been thereafter amended or supplemented and recorded in said Public Registry; 2. Those matters shown on. those certain maps showing the property conveyed hereby of record in the Cabarrus County Public Registry; 3. All easements and rights of way of record; 4.
