HARRISBURG AREA LAND USE PLAN <br />Residential Development <br />Land uses within the study area consist predominantly of single family detached <br />residential uses. Such residential units have been developed at low densities <br />with lot sizes in subdivisions at approximately 0.5 acres typically. <br />Single family attached (townhomes) and multi - family residential development is <br />very limited; most of these residential unit types are concentrated in the center <br />of the planning area, such as the town center, and in the eastern portion in very <br />small pockets. Multi- family development does exist to the west of the study area <br />within the City of Charlotte and Mecklenburg County, meeting much of the <br />demand for such development in this part of the Charlotte region. <br />Approved single family (attached and detached) subdivisions in the planning <br />area include the 13 under construction and another 10 that have received <br />entitlements but have not begun site work. Within those 23 approved <br />subdivisions, approximately 2,256 lots are available for development. Refer to <br />the Harrisburg Area Land Use Plan Market Analysis in Appendix D for more <br />information about approved subdivisions. <br />Non - Residential Development <br />a. Commercial <br />The NC -49 corridor is the location of the majority of the existing <br />commercial uses found in the planning area. A small area of commercial <br />development is located along Rocky River Road in close proximity to the <br />interchange with I -485. Refer to Appendix D for more information about <br />commercial development in the planning area. <br />b. Industrial <br />Industrial uses are also found along the NC -49 corridor. Certain industrial <br />uses have taken advantage of access to the Norfolk Southern main line, a <br />major freight route that runs roughly parallel to NC -49. The primary draw <br />for industrial uses to the area today, according to stakeholders, is access <br />to I -485 to the west. Other factors influencing location decisions include <br />proximity to Charlotte Motor Speedway, industrial park sites (the sites <br />tend to attract mid -size companies), access to NC -49, the proximity to <br />Charlotte, and availability of workforce housing in Cabarrus and <br />Mecklenburg Counties. The Town currently does not have an industrial <br />site certified by the NC Department of Commerce through the North <br />Carolina Certified Sites program.
