WARREN & ASSOCIATES <br />Construction of all medical office space has occurred since 1980; approximately 59.2% since <br />2000. Construction of 25,000 square feet of office condominium space has also occurred since <br />2000. <br />Graph 18 shows the distribution of office deliveries by decade in the Planning Area. Only <br />general office space was completed in the Planning Area prior to 1980. Since that time, strong <br />population growth in Harrisburg has increased demand for medical and professional services. <br />8.2 Office Forecast <br />The office forecast is based on a capture of regional office absorption between 2008 and 2020. <br />During this time period, the Charlotte MSA is expected to have office - occupying employment <br />growth of over 78,000 jobs (Table 24). This is based on overall projections by industry <br />classification from Woods and Poole, and office occupying share estimates by Warren & <br />Associates.
