PLANNING STAFF REPORT <br />CABARRUS COUNTY BOARD OF COMMISSIONERS <br />January 20, 2009 <br />Petition: C2008-04 (R) Zoning Atlas Amendment-Central Area <br />Land Use Plan Implementation Rezonings <br />Applicant: Administrative Rezoning <br />Property Owner: Multiple Property Owners <br />Existing Zoning: LDR, CR, MDR, HDR, GI, LC, OI <br />Proposed Zoning: AO, LI, OI, LDR, CR <br />PIN#: Multiple PIN Numbers <br />Area: +/- 24,548 acres <br />Description: Properties in this area must incur zoning designation <br />changes in order for densities to correspond to the densities <br />in the adopted plan. <br />Zoning History: Zoning designations currently in place were a result of the <br />mass rezoning that took place in 2005 in order to direct <br />growth to areas where infrastructure exists and supports <br />growth. <br />Infrastructure: Subject properties are served by well and septic systems or <br />by the City of Concord public utility system. <br />Exhibits: 1. This area is roughly defined <br />by Cold Water Creek to the west and Irish Potato Road to the east. The Central Area Plan calls <br />for this area to be Rural Residential.
