<br />That certain parcel of land located in the City of Concord, Township 11, Cabarrus County, North
<br />Carolina and being more particularly described as follows:
<br />Beginning at a found #4 Rebar (having North Carolina grid coordinates N.A.D. '83 of
<br />N=601,475.229 feet and E=1,521,578.457 feet), on the Westerly right of way of U.S. Highway
<br />601 Bypass (a variable width public right of way), and being a common corner with the Cabarrus
<br />County Board of Education tract (Deed Book 206 Page 111 Lot 11 Map Book 43 Page 33), said
<br />#4 Rebar being located S 55-33-51 W, 70.24 feet (ground distance -combined grid factor
<br />0.999845066) from N.C.G.S. Monument "Gaylan" having North Carolina grid coordinates
<br />N.A.D. '83 of N=601,514.942 feet and E=1,521,636.379 feet; thence with the Westerly right of
<br />way of said Highway 601, along an arc of a circular curve to the left, having a radius of 2013.00
<br />feet, an arc length of 405.22 feet and a chord bearing and distance of S 42-08-21 E, 404.54 feet
<br />to a found 1/2" machined rod a common corner with Randy Dale Thomas and wife Deborah
<br />Parker Thomas (Deed Book 2510, Page 131); thence departing said right of way and with the
<br />rear lot lines of Thomas, Viola H. Thomas, and Roy R. Thomas and wife Virginia E. Thomas
<br />(Deed Book 588, Page 247) S 10-38-42 W, a distance of 315.45 feet to a found 1" iron pipe a
<br />common corner with Lot 31 of Rockland (Subdivision -Map Book 8 Page 76); thence with the
<br />rear line of Lots 31 through 11 and Lot 1 of Rockland Subdivision N 89-52-11 W, a distance of
<br />532.81 to a set #4 Rebar, in the northerly line of IPS Development, LLC (Deed Book 4362, Page
<br />225; thence with the common line of IPS Development, LLC and the Cabarrus County tract
<br />(Deed Book 86 Page 288, Lot 10 in Map Book 43 Page 33) N 89-52-11 W, a distance of 202.44
<br />feet to a found #4 Rebar, on the Easterly right of way of Union Cemetery Road SW (a 60' public
<br />right of way); thence with the said Easterly right of way the following six (6) courses: 1) N 08-
<br />45-00 W, a distance of 178.09 feet to a found #5 Rebar; 2) along an arc of a circular curve to the
<br />left, having a radius of 920.80 feet, and passing a found #5 Rebar at an arc length of 93.69 feet,
<br />passing a found #4 Rebar at 219.12 feet, and passing a found #5 Rebar at 230.52 feet for a total
<br />arc length of 347.40 feet and a chord bearing and distance of N 19-33-29 W, 345.34 feet to a
<br />found #5 Rebar; 3) N 30-21-59 W, passing a found #5 Rebar at 124.60 feet and a found #4 Rebar
<br />at 330.28 feet for a total a distance of 482.41 feet to a found #5 Rebar; 4) along an arc of a
<br />circular curve to the left having a radius of 6815.54 feet, passing a found #4 Rebar at an arc
<br />length of 70.83 feet for a total arc length of 259.92 feet and a chord bearing and distance of N
<br />31-28-14 W, 259.91 feet to a found #5 Rebar; 5) N 31-28-23 W, a distance of 70.04 feet found

<br />#5 Rebar; 3) along an arc of a circular curve to the right, having a radius of 500.00 feet, for an
<br />arc length of 66.43 feet, and a chord bearing and distance of N 68-52-55 E, 66.38 feet to a found
<br />#5 Rebar; 4) S 17-19-43 E, a distance of 38.00 feet to a found #5 Rebar; 5) along an arc of a
<br />circular curve to the right, having a radius of 462.00 feet, for an arc length of 50.65 feet, and a
<br />chord bearing and distance of N 75-48-42 E, 50.62 feet to a found #4 Rebar; 6) N 78-57-09 E, a
<br />distance of 248.61 feet to a found #5 Rebar, on the Westerly right of way of U.S. Highway 601
<br />Bypass; thence with the Westerly right of way of said highway, the following seven (7) courses:
