<br />' CABARRUS COUNTY ZONING ORDINANCE <br />' Section 10-9. Required parking spaces not mutually claimed. <br />While one parking facility may fulfill the parking requirements for differing <br />' entities, the required space assigned to one use may not be claimed by another. See <br />mitigating circumstances below in Section 10-10. <br />' Section 10-10. Shared parking facilities. <br />To the extent developments wish to make joint use of the same parking spaces <br />operated at different times, the same spaces may be credited to both uses. For <br />example, if a parking lot is used in connection with an office building on Monday <br />through Friday but is generally 90% vacant on weekends, another development <br />' that operates only on weekends could be credited with 90% of the spaces on that <br />lot. Or, if a church parking lot is generally occupied only to 50% of capacity on <br />t days other than Sunday, another development could make use of 50% of the <br />church lot's spaces on those other days. <br />' Section 10-11. Miscellaneous parking requirements. <br />1. No storage of vehicles in active spaces: <br />' Vehicle parking in connection with residential uses must be actively used by <br />residents, i.e., no storage of vehicles in active parking spaces. <br />' 2. Restriction on large vehicle parking: <br />Vehicles of a commercial or industrial nature with more than two axles including <br />but not limited to tractor trailers, cargo trucks and other heavy equipment are <br />' prohibited from parking on a regular basis in the Low Density Residential (LDR), <br />Medium Density Residential (MDR) and High Density/Mixed Use Residential <br />HDR Zones. Farm equipment and motorhomes are exempt from this restriction <br />' when parked on the owner's property. This restriction shall not apply to non- <br />residential uses that are Permitted, Permitted Based on Standards, or issued a <br />Conditional Use in these districts. <br />PART II. OFF-STREET LOADING REQUIREMENTS <br />' Every industrial and commercial structure shall provide space for off-street <br />loading. <br />Section 10-12. Off-street loading space in addition to off-street parking space. <br />Requirements for off-street loading spaces are separate from off-street parking. <br />' Space designated for compliance with one cannot be claimed for the other and vice <br />versa. <br />L <br /> <br />10-12 <br />Attachment number 5 <br />G-3 Page 340 of 433 <br />
