MEMORANDUM <br />To: Cabamas County Board of Commissioners <br />From: Kassie Goodson Watts/Senior Planner <br />Subject: Consent Agreement and School Capacity Information for the Magnolia Crossing <br />Subdivision <br />Date: 6/29/2009 <br />The Magnolia Springs subdivision project was approved by the Concord City Council on May 12, 2005. <br />This subdivision project is approved for 44 single family homes on + /- 29.285 acres and is located on <br />Evans Street NW. <br />The developer is requesting a Consent Agreement. The specifics of the agteetrent are as follows: <br />Developer -Habitat for Humanity Cabatnas County, Inc., P.O. Box 1502, Concord, NC 28026. <br />Payment of $1,008 per single family lot will be due prior to the issuance of building pemutting <br />The developer will be requesting reimbiusenntent of the APF payment through the APFO <br />Reimbtnsement Policy for Affordable Housing <br />The APFO worksheet filled out by Mr. Robert Kluttz with Cabanas County Schools indicates that <br />schools impacted by the )Vlagrtolia Crossing subdivision project are currently functioning at the following <br />capacities: <br />Note: These percentages are based on the enrollment figures from May 12, 2009. <br />Winecoff E lementary School -107.98% <br />Northwest 1vTiddle School -104.00% <br />Northwest Cabams High School -118.10% <br />Including previously approved subdivisions, these schools will be functioning at the following capacity <br />upon completion of the Magnolia Crossing subdivision project: <br />Winecoff E lementary School -115.60 <br />Northwest Mtddle School -153.06% <br />Northwest Cabams High School -179.11% (*NWCHS should drop to approximately90% capacitywith <br />the opening of Cox IVfill High School in August 2009.) <br />The Capital Improvements Plan (CIP) includes a 200 seat addition at Charles E. Boger Elementary School <br />that could potentiallyprovide relief at Winecoff E]ementarySchooL <br />Anew 1200 seat middle school is included in the CIP for 2009 in the northwest/Weddington Road area <br />of the County that would relieve Harris Road Nfiddle School and Northwest Cabams Nfiddle School <br />Cox Mill High School is scheduled to open August 2009 with capacity for 1450 studertts to relieve <br />Northwest Cabams High School <br />Cabam zs County Schools operating at 110% capacity are considered to be operating at rnaxirruun <br />capacity. <br />F-6 <br />Attachment number 1 <br />Page 167 of 627 <br />
