Below is a review summary for Inforrnatlon <br />purposes only and not suggested plan revisions. <br />For most of this proposed subdivision development, the existing topography on the site drains southwest towards Coddle <br />Creek (across Rocky River Road) where there is an existing 30" gravity sewer interceptor line owned and operated by <br />WSACC. The proposed gravity sewer infrastructure for this subdivision development will be connected into the City of <br />Concord's existing sewer system downstream of the proposed development. <br />For water service availability to this subdivision development, the developer will have to contact the City of Concord's <br />Development Services Department to determine where existing water lines are located along Rocky River Road and <br />Archibald Road. The developer will also be required to complete an application in accordance with the City of Concord's <br />Code of Ordinance (Chapter 62) in order to obtain water service to the site. <br />Information provided with the preliminary plat does not give projected water demand, even though the preliminary plat <br />shows approximately 49 new lots are included in this subdivision development. This information will be helpful in <br />determining the adequacy of the existing water line infrastructure. <br />The followings comments are provided for your information and consideration: <br />• The proposed development is located in the existing utility service area of the City of Concord. Consideration <br />should be given to insuring that the proposed water/sewer lines will be designed to City of Concord <br />requirements. <br />• If the developer proposes to install sewer infrastructure for this site in coordination with the City of Concord, <br />actual wastewater "flow acceptance" will not be considered by WSACC until approval of final sitelcivil <br />construction plans by the applicable Jurisdiction (City of Concord). Flow acceptance must be requested by <br />the Jurisdiction providing the retail sewer service. In addition, flow acceptance is granted in the order that <br />they are received, provided that sufficient wastewater treatment and transportation capacity is available or is <br />reasonably expected to be available. <br />• Please note that the WSACC Capital Recovery Fee (CRF) is required for each service to the development if <br />sewer service is requested. The fee is collected at the time the building permit is issued, and is separate and <br />not a part of any connection or tap fees required by the Jurisdictional retail sewer provider. <br />Please let me know if you have any questions regarding this information. <br />Thanks! <br />Tom <br />Thvnrns A.
