MEMORANDUM <br />To: Cabarrus County Board of Commissioners <br />From: Kassie G. Watts/Senior Planner <br />Subject: Reservation of Capacity and Capacity Schedtde for the Wexford Pointe Aparhretlts <br />Date: 9/11/2009 <br />Solstice Partners, LLC, (106 Muir Woods Drive, Cary, NC 27513) is requesting a reservation of <br />capacity for the Wexford Pointe Aparhriertt project, wfiich consists of 106 multi family units on +/- <br />8.73 acres located off Davidson Highway in the City of Concord, North Carolina. <br />School Capacity Review <br />The Wexford Pointe Aparhnent multi-family project is expected to produce approximately 16 <br />eleirentary students, 6 middle school students and 8 high schools students for a total of 30 students. <br />The schools impacted by the project are Winecoff Elementary School, Northwest Cabarrus Nfiddle <br />School and Northwest Cabarrtzs High School <br />Note: The calculations below include 10~ day enrollment figures from September 8, 2009. <br />The counts capital improvements plan (CIP) includes the following proposed improvements that <br />would create additional capacity for the schools impacted by the proj ect: <br />Number of Additional Seats listed in CiP <br />Year School 2009 2010 2011 2012 2013 2014 <br />Elerrer~tary Wu~ecoff <br />IvTiddle Northwest Cabams 300 <br />High Northwest Cabants 1450 <br />Seat Distribution Summary- (Based on Ju1y2009 Capital Improvements Plan) <br />Elementary -The CIP does not include proposed improvements that would create additional <br />capacity for the school impacted by this project. <br />Middle -The new middle school located in th,e northwest/Weddington Road area of the County, <br />Harold Winkler Middle School, is on schedule to be completed and ready for occupancy by January or <br />February of 2011. When this new middle school opens, 300 students will be transferred from <br />Northwest Cabamts Middle School to the newmiddle school due to redistricting <br />High -The new Cox Nfill High School opened in August 2009 on Cox Ivfill Road with capacity for <br />1450 students. Redistricting will transfer 1450 students from the Northwest Cabam~s High School <br />zone to the new Cox NTill High School. <br />The following table indicates available and planned school capacity, based on the standards for review <br />established in Chapter 15 of the Cabarrus County Zoning Ordinance. <br />Attachment number 1 <br />Page 344 of 362 <br />G-3 <br />
