A subdivision or phase of a subdivision may be reviewed as a whole for <br />conformity with this requirement, provided that adequate documentation to <br />ensure conformity is submitted with the plat. <br />c. The County shall review the submitted documentation and make a <br />determination. Where the County finds that a home for which a building <br />permit is being requested is similar in appearance based on the standards <br />above, the permit shall be denied. <br />F. Garage location. <br />1. Applicability. <br />On lots of less than one acre, garage placement shall match one of the following <br />garage standards. <br />2. Garage Standards <br />a. Side-loaded garage <br />b. Orient the garage door perpendicular to the street and provide an <br />integrated architectural treatment such as columns and a trellis, <br />~'' eyebrow roof, decorative masonry or other materials to provide <br />err` articulation and to visually diminish the impact of the garage doors. <br />c. Rear yard garage (alley or front loaded). <br />Locate the garage behind the rear of the principal <br />building. <br />d. Front-loaded garage. <br />Orient the garage toward the street, provided the <br />following conditions are met. <br />i. Position garage door at least four feet behind the primary front wall <br />plane of the building front; or <br />t~. Position the garage doors flush with or forward of the front of the <br />building and provide an integrated architectural treatment such as <br />columns and a trellis, eyebrow roof, decorative ~- , , , <br />masonry or other materials to provide ' <br />articulation and to visually diminish the impact ~ -- <br />of the garage doors. No individual garage door ~ ~~ ~~ ~, ~, <br />may exceed 12 feet in width when applying this -- <br />alternative and a maximum of two garage doors shall be allowed. <br />G.
