Watts, AICP/Senior Planner <br />Subject: Consent Agreement and School Capacity Information for West Oafs Subdivision <br />Date: 10/26/2009 <br />The West Oaks subdivision was approved by the City of Kannapolis Technical Review Committee <br />on September 23, 2008. The project consists of 13 single-family residential lots on + /- 11.125 acres <br />located on South Oakmont Street in the City of Kannapolis, North Carolina. The specifics of the <br />agreexrment are as follows: <br />^ Developer -Brandon Little & Stephen Wasserman, 4404 Lazy Drive, Charlotte, NC 28215. <br />^ Payirermt of $4,034.00 per lot to be paid prior to final platting <br />^ Proposed build out schedule is Calendar year 2009, no rrore than 61ots platted and Calendar <br />year 2010, no more than 71ots platted. <br />The APFO worksheet filled out by Mr. Robert Kluttz with Cabarrus County Schools indicates that <br />schools impacted by the West Oaks subdivision are cimn>?ritly functioning at the following capacities: <br />Charles E. Boger ElementarySchool- 78.88% <br />Northwest NTiddle School -104.82% <br />Northwest Cabamms High School - 83.98% <br />Including previously approved subdivisions these schools will be functioning at the following <br />capacity upon completion of the West Oaks subdivision: <br />Charles E. Boger Elementary School-140.00% <br />Northwm?st Middle School -136.52% <br />Northwest Cabamts High School -101.12% <br />The 2009-2010 Capital Improvement Plan includes the Charles E. Boger Elementary School <br />addition This project wras slated for funding in FY 2009 and will provide 200 additional seats. The <br />prep work for this project is finished, construction is Heady to begin and the project is expected to be <br />completed around March or April 2010. <br />The Harold Winkler NTiddle School in the northwest/Weddington area of the County wwas included <br />in the CIP to be funded in 2009. When this new middle school opens wath capacity for 1200 <br />students, 300 sttxlents will be transferred from Northwest 1VTiddle School to this new middle school <br />due to redistricting. Construction of the school is expected to be completed in the fall 2010 and <br />ready for occupancy by January or Febnmary 2011. <br />Cox 1VIi11 High School opened in August 2009 with capacity for 1450 students. Due to redistricting, <br />1450 students are being transferred from Northwest Cabarrus High School to this new high school. <br />Currently Cox 1VTil1 is operating only grades 9 through 11 because the 2010 graduating senior class <br />was allow to remain at their respective schools for their senior year. In the 2010-2011 school year all <br />grade`s, 9 through 12, will be operated <br />Cabamas County Schools operating at 110% capacity are considered to be operating at the maximum <br />~~~ Attachment number 1 <br />G-7 Page 251 <br />
