MEMORANDUM <br />To: Cabarrus County Board of Commissioners <br />From: Kassie Goodson Watts/Planner <br />Subject: Consent Agreement and School Capacity Information for Rivexbend <br />Date: 2/4/2008 <br />The Riverbend subdivision was approved by the Cabarrus County Plannaig and Zoning Board on <br />December 20, 2007. This project was submitted for preliminary plat approval on April 19, 2007 and <br />is subject to the APFO in effect prior to August 20, 2007. This subdivision is approved for 28 single- <br />family lots on +/- 79.754 acres and is located on US Highway 601. The specifics of the agreement <br />axe as follows: <br />• Developer - Greathom Properties, Inc., 1255 Odell School Road, Concord, NC 28029. <br />• Payment of $4034 per lot will be due at Final Platting. <br />• Proposed build out schedule is no more than 281ots to be platted in 2008. <br />The APFO worksheet filled out by Mr. Robert Kluttz with Cabarrus County Schools indicates that <br />schools impacted by the Riverbend subdivision are cuxrendy functioning at the following capacities: <br />Note: These percentages are based on the enrollment figures from January 4, 2008. <br />Bethel Elementary School - 78.78% <br />C.C. Griffin Middle School - 124.38% <br />Central Cabarrus High School - 95.35% <br />The following percentages indicate only the impact of the Riverbend subdivision project on these <br />attendance areas and do not include previously approved subdivisions. <br />Bethel Elementary School -79.63% <br />C.C. Griffin Middle School -124.72% <br />Central Cabarrus High School - 95.58% <br />Including previously approved subdivisions, these schools will be functioning at the following <br />capacity upon completion of the Riverbend subdivision project: <br />Bethel Elementary School -156.15% <br />C.C. Griffin Middle School -190.35% <br />Central Cabarrus High School - 124.75% <br />The Hickory Ridge High School opened August 27, 2007, providing relief at Central Cabarrus High <br />School. <br />The Critical Projects List includes a replacement school for A.T. Allen in 2009, and a new elementary <br />school southeast of Rocky River Elementary on the Grace Development site in 2009, and another <br />elementary school in 2010, south of Harrisburg. These schools would relieve A.T. Allen, Bethel, <br />Harrisburg, and Rocky River elementary schools. A new middle school is included in the plan for <br />G- 5 <br />
